  • Tailored Proposal & Scope Definition After our call, you receive a tailored proposal. When approved, we finalize details with a comprehensive contract—scope, schedule, deliverables, and investment—so expectations are clear from day one.

  • Consistent, Repeatable Design Workflow Whether it's a few rooms or a full-home redesign, our repeatable process keeps things running smoothly.

  • Contractor Support We support your contractor by providing detailed documentation, tracking deliveries, and aligning with their schedule to keep everything moving smoothly.  We update you at least weekly.

  • Deliverables Tailored to Your Project From custom design plans to material selections, furnishings, and decor, every deliverable is thoughtfully curated to reflect your personal aesthetic and functional needs.

  • Procurement is the professional management of sourcing, ordering, tracking, inspecting, and delivering every item selected for your home. We handle all logistics so you don’t have to worry about vendor delays, damage claims, or delivery coordination.

    Procurement Includes:

    • Selecting and ordering all furnishings, lighting, finishes, and décor

    • Managing vendor communication and purchase orders

    • Coordinating shipping, freight, warehousing, and white-glove delivery

    • Inspecting items for quality and condition

    • Managing returns, damages, or substitutions as needed

  • We don’t simply shop—we source with intention. We leverage strong relationships with trade vendors and artisans to access custom, high-quality pieces not available at retail. We attend industry trade shows to compare materials, test construction, and stay current on emerging trends.

    Our priority is long-term value, not short-term savings—focusing on craftsmanship, performance, and beauty. Whether it’s a bespoke piece, a vintage treasure, or a refined staple, every item is chosen to serve both form and function.

  • Most furnishings are shipped to our receiving warehouse, where they’re inspected and stored until your home is ready. Once construction is complete and move-in is near, we coordinate a white-glove delivery and complete installation.

    Our team places all furniture, rugs, art, accessories, and more—styling each room to perfection.

    Installation is included as a flat-rate service in your contract, which covers warehouse coordination, delivery, installation, and styling.

  • All furnishings, fixtures, finishes and décor are sourced through our trade accounts. We charge retail pricing plus a 15% markup.  The markup covers the time, communication, and logistics involved in managing procurement. The margin between our trade cost and the retail price represents our profit on the items we procure.

    We’ve found this approach to be both transparent and cost-effective, simplifying the process for you while ensuring every detail is professionally managed without hourly billing surprises.

  • Not at all. While we recommend full-service procurement for a seamless experience, we understand some clients prefer to manage purchasing themselves.

    If you choose to handle sourcing independently, we’ll still set you up for success. Your design package will include a dimensioned furniture plan, color palette, and a curated shopping list tailored to your project, so you can purchase with confidence at your own pace.  While we’re unable to manage lead times, vendor coordination, quality checks, or delivery logistics,  we’re still here to support you with design expertise along the way.

  • We believe in transparency. Here’s how we’re compensated:

    • Flat Design Fee – Outlined clearly in your scope of work, covering our time for design, planning, and documentation.

    • Procurement - We charge retail pricing plus 15% markup.  This structure allows us to offer a seamless, full-service experience while being transparent about how we’re compensated.

    • Vendor Rebates – Some vendors offer rebates or incentives for long-term partnerships. These never impact the pricing you receive.

    • Hourly Consultation Fees – Additional time outside of the contracted scope is available at an hourly rate, used at your discretion.

  • We’re here to guide you. Based on our experience and data from past projects, we create a customized, room-by-room budget for all design elements—furnishings, finishes, and fixtures. We use budget-tracking tools to stay aligned and ensure informed decisions every step of the way.

    Need help with construction budgeting? We also offer preliminary construction consultation services and can collaborate with your builder to develop a full project budget.
